How It Works for Buyers

Recent changes in the real estate industry have changed how buyers access homes and how buyer representation is handled.

In many cases, buyers may now be asked to sign a buyer representation agreement before touring a property. Buyers also have questions about how buyer-agent compensation works and whether they may be responsible for some or all of an agent's fee.

Buyer-agent compensation is now negotiated separately and may be paid by the seller, the buyer, or a combination of sources depending on the transaction.

Step 2

Request a Showing

Found a property you would like to see?

Click Request Showing and the property information will automatically populate the showing request form.

Select:

  • Preferred showing date
  • Preferred showing time
  • Notes or special instructions

Step 3

We Find a Local Agent

Your request is immediately made available to licensed real estate agents within the property's service area.

Agents can review requests and accept showings based on availability and location.

Step 4

Track Your Request

Monitor your showing request through your Buyer Dashboard.

Status updates include:

  • Request Submitted
  • Awaiting Agent Acceptance
  • Agent Accepted
  • Showing Scheduled
  • Showing Completed

Step 5

Tour the Home

Once your showing is confirmed, meet your assigned licensed real estate professional at the property and tour the home.

Step 6

Decide What Happens Next

After the showing, you choose how you wish to proceed.

You may:

  • Continue working with the showing agent
  • Work with another agent
  • Contact the listing agent if appropriate
  • Utilize a Showing Made Simple partner agent
